How do I know if a commercial roof needs repair or replacement?

Can maintenance extend the life of a commercial roof?

It can, when the roof still has life left. Checking seams, drains, and flashing on a schedule catches openings before they wet the interior. We do maintenance on commercial roofs along with repairs and replacements. Maintenance will not rescue a membrane that is already worn out. The inspection tells us which situation the building is in.
