What does a roof inspection include?

We get on the roof. We look at the shingles or other roofing material, flashing at chimneys, vents, and skylights, pipe boots, signs of water in the attic, how the gutters are working, and visible storm damage. You get photos and video so you can see what we saw, plus a plain recommendation: repair, replacement, or no major work. It is not a glance from the driveway.

When should I schedule a roof inspection?

Useful times include after wind or hail, before you buy or sell a home, when a ceiling stain appears, or when the roof is older and you simply do not know its condition. An inspection is also the first step if you are thinking about an insurance claim. You do not need a leak already in progress. Knowing where the roof stands is a valid reason to look.

Should I get an inspection after a storm?

Yes, if the storm brought high wind, hail, or falling limbs. Some damage is obvious, such as missing shingles. Some of it is creased tabs or bruised shingles that are easy to miss from the ground. A storm damage inspection documents what is actually there. We will also tell you if the roof does not need work.

Can an inspection tell me whether I need repair or replacement?

That is the point of the visit. You leave with a recommendation, not a vague warning. If a roof repair will solve an isolated problem, we say so. If the roof is failing in several places, we explain why replacement is the clearer path. There is no sales script that turns every inspection into a new roof.

Can roof problems exist without a visible leak?
